How off-plan finance works

An example 20/30/50 plan. The mortgage covers the balance at handover, capped at 50% of the value while the property is under construction.

Risks we plan for

The off-plan surprises we help you avoid

Valuation gap

Banks lend on the lower of price and valuation. We review recent sales in your project early, so any shortfall is budgeted.

Handover delays

Pre-approvals expire after 60 to 90 days. We time applications to the real completion date, not the brochure date.

Unapproved project

Not every bank finances every developer. We confirm lender approval for your building before you rely on it.

How it works

Five steps from booking to handover

  1. 01

    Payment plan review

We map your instalments and work out how much finance you need, and when.

  2. 02

    Lender & project check

We confirm which banks have approved your developer and project.

  3. 03

    Pre-approval

Secured 3 to 6 months ahead of handover, so the final payment is never at risk.

  4. 04

    Valuation & NOC

We coordinate the bank valuation and the developer's mortgage NOC.

  5. 05

    Handover

The bank settles the balance with the developer and the mortgage is registered.

Questions, answered

Off-plan mortgage questions

Can I get a mortgage on an off-plan property?

Yes, although fewer banks lend during construction. Central Bank rules cap off-plan financing at 50% of the value, and banks only lend on projects and developers they have approved.

When should I apply?

Start 3 to 6 months before handover, or at booking if your plan relies on finance earlier. Pre-approvals last 60 to 90 days, so we time them to the developer's schedule.

What if the valuation is lower than my purchase price?

The bank lends against the lower of the two, so a shortfall has to be covered in cash. We look at recent transactions in your project early so you can plan for it.

Can I finance a post-handover payment plan?

Often yes. Many buyers use a mortgage at handover to settle the balance instead of paying the developer's instalments. We compare the total cost of both routes.

Do I pay the DLD fee again at handover?

No. The 4% transfer fee is paid when the SPA is registered (Oqood). At handover you pay mortgage registration and the bank's own fees.
