Questions, answered

Questions from residents

Can I get a mortgage if I am self-employed or have irregular income?

Yes. Plenty of lenders finance self-employed buyers and people with variable income. They look for two years of trading history and consistent income in your statements, and we present your file in the way they expect to see it.

What is the minimum salary for a mortgage?

Most banks look for at least AED 15,000 a month, although some accept less for smaller loans. Total monthly repayments, including the new mortgage, cannot exceed 50% of income.

Do I have to transfer my salary to the lending bank?

No. Salary transfer often earns a slightly better rate, but several banks offer non-salary-transfer mortgages. We compare the real cost of both.

Can buying a home get me a UAE visa?

Under current rules, property worth AED 2 million or more can qualify an owner for a 10-year Golden Visa, including mortgaged property. We confirm the latest criteria before you commit.

What if I change jobs during the process?

Tell us straight away. A new job still in probation can pause an approval, but with early notice we can often find a lender that will proceed.
