Tilal Al Ghaf sits in the Dubailand corridor off Hessa Street and Sheikh Mohammed Bin Zayed Road (E311), between Dubai Sports City and Damac Hills. Dubai Marina is roughly 20 to 25 minutes away and Downtown around 25 to 30, with Al Maktoum International Airport reasonably close. The community is gated and entirely car-dependent, with no metro provision, and access runs through a small number of controlled entrances.

This is a low-density gated masterplan built around Lagoon Al Ghaf, a large swimmable crystal lagoon with sand beaches, and it is substantially delivered rather than aspirational. Product runs from townhouses through to the Alaya and Serenity mansion tiers, with landscaping, cycle paths and parkland to a consistently high standard. Majid Al Futtaim's involvement shows in the execution quality and in the retail and community management, which is a step above much of the Dubailand belt. The resident base is predominantly affluent families.

Tilal Al Ghaf led the lagoon-community trend and has benefited from being first and best-executed, with strong capital appreciation through the recent villa-led cycle. Gross yields are modest at around 5.5% to 6.5%, consistent with premium family housing bought primarily for lifestyle and capital growth. The developer's delivery record and the fact that the lagoon and core amenities are already operating materially de-risk the purchase relative to newer lagoon launches. The counterweight is that a large volume of competing lagoon communities has since launched across Dubailand, and while Tilal Al Ghaf's quality advantage is real, the scarcity premium it once enjoyed has narrowed.

The lagoon with its beaches and water sports is the centrepiece, supported by parks, a community centre, retail, gyms, sports courts, cycling and running trails and a clubhouse. Schooling includes Royal Grammar School Guildford Dubai within the community, with further options in Sports City and Motor City, and Mall of the Emirates is a drive away. The lifestyle is family-centred, quiet and outdoors-oriented.
